Requesting prayers for the sale of my troublesome house

If you read any of my posts you know the story so I won’t go there again. Summary is it’s a money pit I can’t afford anymore. Please pray a buyer comes along fast. Thanks again. Oh I did get a St. Jospeh statue but didn’t bury it. Its in my my bedrooms. I say a prayer everyday that St. Joseph will intercede for me and send a buyer my way. I also prayer for St. Anthony’s intercession.

Prayers here! I don’t know what part of STL you live in but our neighbor’s house sold the first week it was on the market so hopefully the same will happen to you!

I’m in South City by the River Des Peres. Ok area but prices have slumped a bit but properties in the area are selling it seems to take a few months. My agents asking a higher price than I would have but he knows his job and knows my issues so I’ll put the price in his hands as he knows the market better than me. It’s a haggling game but I know him going a few years back so I know he’s honest and will do his best for me.

I suggest that you look at realtor.com and see what houses have sold for in your area that matches what you are selling. While realtors are good at what they do, remember at the end of the day they do work for a commission. We have sold 3 houses, and have set the prices for all three houses, lower then the realtor wanted but to bad. We made a tidy profit after all expenses and sold all three within 2 weeks of being on the market. Right now we are looking for our forever home, and I have already told my realtor what we will be selling this place for that we live in now. I would rather come out several thousand dollars less then have it sit on the market for months.

What also helps to sell your place it to make sure that it is appealing to buyers, neutral colors, get rid of clutter especially on Kitchen counters. Look for the small details that need attention. You basically want your house to look like a model house, Because most people can’t look beyond these things. Another good hint that appeals to the senses, If you know a showing is coming up, Boil some water with vanilla on the stove just before, then dump it clean the pan then leave. It smells like homemade chocolate chip cookies.

I’m iffy on the price but I thought to go along with the realtor for the moment they usually have a plan. I’ve emptieded the house as much as I can it’s pretty clean. I’m a clean freak and bug phobic so I always clean a least an hour and a half every night after work. It still doesn’t stop the ants though I keep praying and will bombard god and the saints with prayers till they release me from the this place. Thanks again for all your prayers.

It is good to pray to St. Joseph but first you must properly price your house. If it is overpriced it will sit on the market. The longer it sits on the market the more it becomes undesirable. Realtors often overprice a house to get the seller to use them ( this happened to me). I learned this the hard way that it is a strategy that only helps the realtor who knows that he or she will convince you at a later date to drop the price. Change realtors, and put the house back online as a new listing which will bring more interest. Most importantly, DROP your PRICE ASAP and be priced a little less than comparable houses that are selling. It will sell only then. That should have been your strategy going in. Good luck!

Please continue to pray my house sells soon. I need to move on I’m ready. Also my funds won’t last too much longer. As to the price of the house I wan’t to list it lower but I have a commision and closing expenses to pay and anticipate having to do a few repairs as well. I’m not looking to make a big profit just break even. To lower the price too soon would look bad so I’m sort of stuck with it for awhile. I’ve watched houses in the area they usually take a couple months consistantly to sell and there 3 other houses with garages for sale around the corner I just have a caport. The advantage mine has it’s got a new HVAC system, large yard, not in a flood plain and on quiet street. The other homes are all on a busy street in a flood plain.
