We need a new roof! Thinking about getting metal this time

Our old asphalt roof is several years past its life expectancy. Although it’s doing well “for its age” it’s not expected to last much longer. DH is often up there making repairs and reattaching shingles.

I love the thought of a metal roof. We have a small, “rustic” looking house (reminded me of a camping cabin the first time I saw it), and I would simply *love *a red, vertical panel metal roof. I would like to hear from people with a metal roof–do you think it was worth the extra money? Did it really make a difference in your summer energy bills? Would you do it again? I really like the idea of installing a roof that will not need to be replaced again in 10-15 years. But then again, we may not even be in this same house in 15 years. 🤷

Any thoughts? 🙂
 
My dad put this kind of roof on our garage (I think the price of doing the house gave him a heart attack). So I can’t speak about the impact on utilities. I know the garage does reflect a lot of sunlight so perhaps it would make it cooler. But I LOVE all the colours it comes in 😉 and I think they are supposed to last 25+ years? Regardless of how long you are there it would be a nice selling bonus. For something as important as the roof, I think it’s worthwhile if you can manage the cost.

Cool! What color did you get for your garage? The people behind us have a little out-building with a silver one in this style. It makes me drool every time I look out my bedroom window 😛
 
I’ve always wanted a metal roof… they are the BEST!.. expensive, but I’ve heard well-worth the investment!
Our HOA has restrictions on the style of the houses, though… so you may just want to keep that in mind if you live in a development!

I’ve heard they also have metal “shingles” that look a lot like normal asphalt shingles… so if you have style restrictions you can look at those!

Thankfully we don’t live in a development or have an HOA, so we’re free to do as we please! :extrahappy:

I don’t know… if I was going to get a metal roof that looked like regular shingles, then I’d proably just go with the cheaper asphalt shingles :o I do think the metal shingles look beautiful though. I just want something that makes my little house look cute and farmy (and has a good value too).

I read recently that the metal roofs sometimes turn out to be cheaper than the asphalt ones in the long run since they don’t need to be replaced nearly as often (life expectancy anywhere from 40-75 years?! :eek: ).
 
Looks pretty and the investment should be worth it. 🙂 You’ll save it in repairs later on. On the downside, I have heard that they are very noisy when it rains, sleets, hails, is windy or storms. You may wish to consider this if those types of noises affect your children, as I know many children are frightened by storms anyways. Other than that I say go for it. 👍

That is an excellent point! Anyone out there on CAF with a metal roof? How did you find the noise? Or anyone out there with a friend or relative with a metal roof? 🙂
 
We have a metal roof and when it rains heavily or hails the noise is deafening. There have been a couple of occasions where I could not hear the TV although it was turned up on max over the sound of the hail on the roof. I also have been awakened a few times by heavy rainstorms which arrive in the middle of the night. This does not happen very often so it really isn’t a problem. I have not noticed a noise problem with just wind. If we have to replace it, it will probably be with another metal roof. In the 22 years we have lived here, we have only had to replace the flashing on one small section so it is durable as well.

Most roofs around here are metal and many people really like the sound of rain on the roof. Gentle rain on the metal roof is a very soothing sound.
 
Metal roofs are coming back. They’re initially more expensive, and I can not vouch for a break-even over shingles in X number of years. Shingle roofs are much improved over recent years. As for the noise of rain on a steel roof, I’ve always found it to put me to sleep very quickly. I loved it…
 
My son had a metal roof and it was struck by lightning. Somehow travelled down the side of the house all the way to the basement. It was a log house and just burnt a path to the basement. Luckily, it did not catch fire.
They had a lightning rod installed and no further problems.

Thunder sounds a lot louder there.
 
Thank you all for the (name removed by moderator)ut!! 🙂 It is good to hear that the noise isn’t really a problem. In the 3 years we’ve lived here I think it has hailed once… or maybe twice at the most.

Indyann, wow! :eek: How scary about the lightning! I never thought of getting a lightning rod with a metal roof. Definitely something to look into! 👍
 
I am very sorry to see that some are reporting a big expense for a metal roof. There is a contractor in my area that is flooded with work because the price is so much cheaper than an asphalt roof. He gave me a price for both installations and the metal was far cheaper by nearly $2,000. Why? The labor is less intensive. A shingle roofer may take up to a week to nail layers of individual shingles, and the extra cost of having to remove the old ones, if the owner had installed a second layer over the first.

My garage was done in 2-1/2 hours! He had a crew of four so all they had to do was lay sheets of metal on each side of the pitch and install trim at the edges, along with a snow guard near the eaves. They installed 1x4" wooden slats on 2 ft. centers to create an air pocket which served as a base to nail the metal panels, and helps to cool the interior. There was no need to remove the old shingles.

Since the garage is not attached to my home, I cannot verify the noise issue. He gave me a price for my house, which again was far less than shingling. Since I am a bit fussy about the shine of the metal, he gave me another price for “textured” metal which cost $900 more, but is still less than shingles. I will wait until later in the spring to contract this.
 
Depending on your style of roof it may not be very practical. We had a couple roofers out here for estimates when we replaced ours last year and they said that due to our style of roof (I don’t know the technical terms, but there are several “breaks,” corners, etc.) a metal roof was not our best option. A simple roof is the best option for metal.

Don’t feel bad, it happens all the time. Sometimes with a search, or with suggested posts on the side or something. The only reason I realized it was old was because I saw the poster and hadn’t heard from her in a while and so I checked the date (after I was about to welcome her back).
