No, living in the same residence without sex is not a sin. Nothing in Church teaching precludes you from being roommates.
“Playing house” without sex is likely to lead to either i) sex, or ii) some residual strangeness in your relationship if you eventually get marriage. So that’s probably not a good idea. However, the Church only forbids pre-marital sex, it does not forbid you from setting up a joint bank account with your opposite-sex roommate.
If people assume that because you live together you have sex even though you are not married, that’s their problem. There is no scandal. Couples who have invalid marriages and go through the convalidation process aren’t expected to separate and split up their families, and plenty of them report successfully abstaining from sex during that time period (and even that temporary abstinence brings them closer together.) Of course if you behave in a way that makes it clear you are having sex, then you are creating scandal.
The question is, are you strong enough to be roommates and remain celibate until after your wedding? Some aspects of your post suggest you may not be as resistant to temptation as you think. As some others have commented, the “slippery slope” can start early. On the other hand, human beings are not sleds. There is no reason at all why you cannot simply stop sliding prior to reaching the “bottom”.
