Second of all, the CCC is very unhelpful on the definition of mortal sin.
The imprimatur is by Joseph Cardinal Ratzinger. And the Interdicaterial Commission for the Catechism of the Catholic Church were all scholars…

This is an apparent young person, who made a mistake while having a conversation and we are discussing post doctoral theological moral issues? Really?

No, it is not a sin. Mistakes are made of misunderstanding and/or misstatements. This really does not need to dissolve into a post doctoral discussion.

And if someone is nervous about giving advice, then it might be best to not give advice.
 
You might find Ratzinger’s own comments on the CCC to be interesting. I think it is in one of the interviews with Seewald. Salt of the Earth, if I’m not mistaken.

It was written specifically not by scholars, from what I remember… but by pastors in order to be more readable.

It’s a good text, just not perfect.

1 - Yes.

2 - There is a deeper issue, which is whether the person has the virtue of faith at all.

3 - “Stays together”? (Staying under one roof might be imprudent but is not necessarily a sin.) I assume you mean they are unmarried? And insofar as such actions come from lust (in the strict sense), it will be mortal sin. It could be venial sin, or no sin at all depending on the cause for their action and what happens in their will while it is occurring.
