Cooperation...?

Interesting scenario:

Frank is looking for an affordable apartment, and he finds out that Jon is moving in with his girlfriend. Jon doesn’t want to break his lease, so he’s looking for someone to take the lease over.

Also, Frank has no furniture and Jon is willing to part with his in exchange for 2/3 of his deposit on the apartment.

Jon has already made his decision, and begun to move in with the girlfriend. If Frank doesn’t take him up on the deal, Jon will find someone else who will.

Frank and Jon are not friends – Frank found Jon through an advertisement.

Assuming that everything is above board in a legal sense, would it be ok for Frank to take over Jon’s lease, or would that constitute an unacceptable cooperation in Jon’s cohabitation?

Furthermore, should Frank say something to Jon, given that they do not know each other?

No, in my opinion this is not cooperation. Fundamentally a place to live is a need. Franks intent is not to help this guy cohabitate, his intent is to fulfill the need for a home. Though Frank should consider having the furniture cleaned well.
If Frank can utilize a teaching moment to educate Jon on the evil of his actions he should.
