Did Jesus say touto esti not touto gignetai?

I am in a discussion on the real presence and the person is saying hat touto ginaetai in greek means this has become / turned into and that Jesus actually said touto esti ,this signifies, represents or stands for. Help with a counter arguement would be nice.

Touto esti means “This (touto) is (esti).” Period.

The verb eimi (here in its third person singular form esti) does not mean “stands for” or “represents.” Nobody with adequate training would translate it that way.
