Franciscan monastery, friary, or both?

I’ve found numerous examples on the web referring to Franciscan sites as either a monastery or friary. Are both correct?

A Friary is a place where friars live, while a monastery is where monastics live. But over the centuries many friars became monastic rather than itinerant as St Francis. So in terms of today there still may be Franciscan Monasteries with friars who live more like monks. But a Friary will have Franciscans who do not live like monks, instead they would be involved in some apostolic ministry.
