House issues update not a venting thread I promise

Ok so I know I posted a lot of negative stuff on the house and my ongoing issues with it. I’m having the house blessed in hopes this removes some of the negative elements that seem to be hanging around the house. I’m trying hard to be more positive.

The roaches are appearing again so I’ve got terminix coming out again and we’ll see. The grout in the bathroom is degrading fast I’ll have to wait see and on that. No point in regrouting only to have it degrade again.

I’ve decided to concentrate on what improvements I can make to sell it next year. Does anyone know if a termite treatement that I had done is considered and improvement or not? My boss seems to think so and he buys and sells all the time. I’m not so sure.

Any suggestions on little improvements for increasing the value that aren’t too expense. It is worth the money to have the 25 year old furnace replaced? and The 18 year old HWH. If it wouldn’t gain me any value I’ll proabably pass as long as they area still working. I anticipate having to fix the floor in the bathroom at least twice with regrouting. I know I’ll have disclose any moisture problems I’m thinking a dehumidifier might be a good idea.
 
In my experience, the easiest upgrades to make when trying to sell are cosmetic ones. If you have old wallpaper, for example, take it down and put up a fresh coat of paint. Replace dated light fixtures. Patch holes. Replace old/moldy caulk. Add a couple of hanging plants outside, etc. I personally wouldn’t invest in a new hot water heater or furnace or any other major appliance if I was planning on moving in the year, unless you need those things now (like, you have no heat).
 
The roaches etc must be coming through a hole, gap or crack, so id fill in every one i could find (id spray in the bug spray first ) that may make a world of difference!
 
Less than a day after it was blessed. I had the second break in within a month. The house is fast turning into a money pit. I have to have a security system installed now even though I can’t afford it. I’ve basically lost my life to the place and am on the quick road to bankruptcy. Any suggestions? I was planning to trying and hold out a year hoping the market gets better but at the rate of break ins and new repairs I won’t be able to make the payments soon. I’ve not been able to do any of the activities I love. I feel I can’t leave the house for too long because there might be another break in and they might hurt or let my cats out. I’m tired of being scared and alone. It’s all really two much and I haven’t owned the house for more than 2 months. I work 2 jobs and still keep the house clean and cleared. I don’t make it home till 10:30pm some nights because the hours I have to work and I have to work just to keep up with the bills. Again any suggestions are appreciated. I’d love to see the thing and even take the loss just to have my life back. My health is suffering I feel like job…Car accident, unexpected termite treatement, roaches, flies, plumbing issues, 2 break ins and no time to keep fit and healty fast running out of money.

Can you afford to sell the house now? Keep in mind that you won’t recoup closing costs and you’d be obliged to disclose the termites and everything else. You’d take a hit. Is it worth your peace of mind?

As Dave Ramsey likes to say, “Heck with the cheese, let me out of the trap!” You might consider whether the peace and freedom you would get by not having this house outweighs financial loss of selling now.
 
I’m not sure what to do really. Today I’m better but I don’t ever see this house being much more than a burden. My run of bad luck the last few years hasn’t helped. If I didn’t have the mounting debt I could deal with it but with that added in it’s all too much for me some days. Some say just walk away but then you still have a tax consequence not to mention what it does to your credit. I’ll probably just hold on as long as I can try to do a few improvements and maybe sell it next year if the market is better. Everyone says what a nice looking house it is I think it’s just not the best fit for me. I should have bought a small condo with a garage and no yard or a 1 or 2 bedroom bungalow with next to no yard. My thinking was a 3 bedroom house was more resale friendly even if it is a slab and that being an outside person yard work wouldn’t be so much of an issue I just neglected to relize the time is would take up and the expense. Also I didn’t plan on the 2 break ins or temite expense. If I hadn’t had to have a termite treate and pay the extra month of rent with totaled over $2,000 I would be in much better shape. But it alway seem things cost twice what I think they will. Maybe renting is just the better long term option for me both financially and timewise.
 
Roaches are gone as far as I can tell I still keep dilligently clean no water or food left out. Sweep and vacum everyday. I’ll trust it maybe when it’s been a year.
