We just purchased a home for my daughter and SIL to rent ,until which time they can take over the loan.The home buying process was a real eye opener,in that the process is designed to give potential buyers,every opportunity to back out and receive a return of earnest $$$,even in a sellers market.The general rule is,it has to meet code,secondly,if anything such as AC!heater,appliances are older,but in working condition,the buyer can request a one year warranty on any repairs that may be needed in the future.
Anything cosmetic,I would put the overgrown tree in that category,unless it could fall on the house,you need not take care of that.
There was a rather long list of items the inspector flagged as needing attention.We chose to focus only on the ones that were a safety hazard.
