Another buying a house question

Did you check into Elmhurst?
I don’t know what they’re income is, but if they’re renting at a reasonable rate right now, Elmhurst is DEFINITELY not the place to look for affordable housing (unless it is on the west side of Rt 83). Lombard is nice and a little more reasonable. Same with parts of Villa Park, Itasca, Schaumburg, Buffalo Grove, Brookfield, Orland Park, etc. I haven’t even seen a listing for homes less than $300,000 in Elmhurst (that includes townhomes). But then again, I’m not a realtor.

You are right on Elmhurst pricing. But I am not going to assume I know the OP’s means. Sometimes when babies are coming, family helps in this area.

I was thinking also of school districts and commute time, but your suggestions are great too.

Elmhurst is a choice location. The properties increase in value there considerably more than some other areas, and if one can swing it- a better investment and lifestyle. A lot of “ifs” but only my suggestion, if it is possible.

BTW - there is no west side of 83. 83 runs east and west. You meant to say North side of 83?
 
Having moved both while pregnant and again with a 2 month old, I’d prefer moving while pregnant if it is possible. My pregnancies have been healthy, and I found it so much easier to unpack and get a bit settled before the baby arrived than after. But I am also the kind of person who likes everything put in its place ASAP, so it really bothers me when there is unpacking left undone. Additionally, I love being able to take the little ones out in the stroller and walk around the neighborhood, which wasn’t an option for us in our apartment.

We found a great realtor when we moved to another state by asking my husband’s soon-to-be-coworkers for recommendations. We bought the week after Christmas 2004… we got a great deal b/c there weren’t many buyers out looking at that time and the sellers of our house came way down b/c they were in a long, drawn-out divorce settlement and really need to sell. The one issue that was very important for me was checking to make sure there were no registered sex-offenders living near us… I stay at home with my boys and didn’t want to have to worry about that. We managed to find a neighborhood with lots of stay-at-home moms and lots of kids around, as well as some elderly neighbors who are home during the day and always watching the going-ons of the neighborhood.

83 does run north south. It is the western border (except for a little bit) of Elmhurst. Perhaps you are thinking of 38. That runs east/west and crosses the south side of Elmhurst.

How do we go about finding a realtor who deals primarily with buyers?
You don’t necessarily need a realtor doing this for you. My fiance and I just bought a house from a couple–realtors never even entered the picture. You have to do your homework, but it is a way to save money. And, honestly, you can do just as good a job as a realtor if you research your area and the paperwork you’ll need done.

And believe it or not, a lot of times you’ll be the person who finds the house that’s a keeper…
