In Texas they get a house inspector regardless; as is is as is however.

I am buying a house with “as in” contract, honestly I experience surprising defects. I checked the bigger things (roof, walls, situation of heat and water) and if I wanted to knew more, I had brought a professional to look with me, or I had only answered “for sale” offers where an official´s report was added into the documents for later complains.

A few years back we had a townhouse that we bought in a foreclosure sale, and we remodeled and rented it out for a few years. We had a bad year with a sinkhole opening in the parking area in front of the townhouse that extended underneath the building. We also found termites. When we had to repair flooring after the sinkhole repairs, we also found mold.
After we repaired or remediate everything, we decided to list it for sale or rent, with full disclosure in the listing so nobody would waste their or our time by backing out after a showing or offer.
We had an above asking price offer within 24 hours of listing the property! It was bought by a local church for their pastor and his family. They believed that by disclosing everything in the listing up front, we must be honest and they felt we likely had taken care of all the problems we knew of. What a blessing that was!
