Evictions. I have no words

Here in England, our government has directed the courts not to hear any eviction hearings, which effectively bans evictions for the time being. This is perfectly reasonable and I say this as a former lettings agent.
It is a good thing here and can also be a bad thing if a tenant is acting up and being a total nuisance to those around him or her 🙂

Here there is also a halt on paying mortgages and other essential payments like council rates , even dog registration has been extended. There is also help for paying electricity and gas (household heating and cooking). Landlords are well looked after given mortgages are all on hold.

That is another problem. if evictions are not allowed, the landlord cannot evict a tenant who brings in several vicious attack dogs who are molesting the neighbors and ripping up the property.

This has nothing to do with vicious dogs. In my state we are only allowed 2 dogs and 2 cats. If a dog attacks, it is impounded and usually put to sleep. We dont allow pit bulls and a few other breeds. They are all banned. If we have a dog who has attacked an animal or person and is not pts and given back to its owner, (quite rare) it is declared a dangerous dog and has a series of rules it has to live by.
We are a no apologies state where it comes to dog attacks.

As far as tenants being allowed pets, that has to be pre agreed with the landlord . Rental houses here are inspected by the landlord every 6 months. if there is a problem, it is usually dealt with.

And the landlord who owns the property deserves to be paid.
As the bond holder collecting interest payments. But there are always risks to investments. Or any contracts for that matter.
 
Who is paying for repairs, any employees Involved, etc ?
Being in lockdown , only emergency repairs are being done atm for the most. That would be coming out of a pre existing account. There has been no uproar about unfixed issues. The government has a lot of schemes going to help people through this as the government is going for elimination of the virus , less then 5 cases I think was the quoted number yesterday for our road map out of lockdown.
 
What if they don’t attack but the tenant has three dogs against the rules? Can the tenant be evicted then?
You cant have 3 dogs, its against council rules. If the council knows, they make you get rid of a dog. A landlord is well within their rights to stipulate only one dog, rather then two, also, or only a budgie or a cat.
No one can be evicted at the moment. Its the law. Because people have lost their jobs and cannot pay their rent while the place is in lockdown.
So if a person has three dogs, the landlord tells the council, the council has the powers to seize the dog, but usually works with the person with 3 dogs to resolve the problem.
Even a person who owns a house is not allowed 3 dogs, or 3 cats. Only 2 cats.

Dogs here are not allowed to wander free or go onto other property, if they do, there is legal process to consider. Stray dogs get picked up pretty quickly by the ranger and put in the pound.

It all sounds rather authoritarian, but thanks for the information.
It is to stop hoarding of animals, stop dog attacks, stop dog nuisance, stop strays, stop indiscriminate breeding of cats, protect wildlife. Stray dogs attack koalas, stray and feral cats attack our more vulnerable wild life. Stray dogs are a problem for people out on the streets and trying to walk their own dogs. Stray dogs can attack children riding bikes. Stray dogs leave dog faeces everywhere. Even that has to be picked up if you are walking your dog.

Also to stop disease.

Maybe true in your area. I made a complaint here in Californai about a vicious killer dog attacking me and ripping up my pants. The police came by and said that the dog was just a “pup” and wouldn’t hurt anyone. So they did nothing except to advise me to be more friendly with my neighbors.

I live in Australia. If a dog attacks here, its usually curtains for the dog and court and fines and potentally prison for the owner. There is no ’ its just a pup’ logic.

These contracts are difficult to enforce if evictions are halted and the courts are locked down.

That’s nice. I am unable to move to Australia right now. But it sounds a whole lot better than California under governor Newsom.

I’m willing to be proactively accommodating, within reason. So far, haven’t had to do so.

Depends on the state. We own a rental, and evictions are barred only for non-payment of rent. Other issues, such as health issues, damage, etc are still grounds for eviction.

Not here. Only mortgages on primary residence can be deferred. I know, I own a rental and have a mortgage on it. So far our tenant are now current (they asked for one month at the beginning but once they realized it wasn’t “free” rent, but deferred rent, they paid).
